Selling Your Note Checklist

When we prepare an offer for your note, we'll need as much info as you have about the property securing the note, the borrower, and the info about the note. This checklist is to let you know that type of info we'll need to make an offer for you.

The more of these docs you have, the faster/easier the sellling process with go.

1. Personal information about the BORROWER - As of the origination date

  • Identification
    Government-issued ID (driver's license or passport).
  • Social Security number of the borrower

2. Borrower's Income & employment.

  • Pay stubs
  • W-2 forms.
  • Tax returns
    Federal returns (last two years). Include schedules and business returns if self-employed.
  • Other income proof
    Documentation for alimony, child support, Social Security benefits, etc.

3. Assets

  • Bank statements
    Checking, savings, and investment statements (last 2–3 months).
  • Asset statements
    Statements for 401(k), IRA, or other investments.

4. Debts & special items

  • Debt information
    List of debts: student loans, car loans, credit card balances, etc.

5. Rental history (if requested)

  • Landlord information
    Name, address, and phone number of your landlord.
  • Rental payment proof
    Evidence of on-time payments (receipts, canceled checks, or bank statements).

Tip: lenders sometimes ask for additional or alternate documents depending on your situation. If self-employed, expect to provide more detailed business paperwork. Keep copies and a secure digital backup.


6. Info about the PROPERTY

  • Property Address
  • Appraised Value (as of the origination date)

7. Info about the NOTE

  • Create Date
  • Date Recorded
  • Term (how long will there be payments).
  • Interest Rate
  • Is there a balloon payment? If so, date the balloon is due.
